We caught up with Farah Syed, Partner and Head of Residential Conveyancing at Laurus, to talk about what clients really value in a property lawyer and how her approach helps buyers and sellers feel confident, informed and in control.

Farah, what do clients most often tell you they want from their property lawyer?

Clients want communication that provide clarity, confidence, and control. For first-time buyers especially, it’s all new and often overwhelming so they’re looking for someone who can make the complex feel straightforward. Even seasoned clients or investors value clear explanations and a sense of control over the process. My role is to provide honest, practical advice that helps people make the right decisions for their situation. That means being upfront when something needs attention, clearly setting out the options available, and explaining any risks involved. Ultimately, they want to feel informed, supported, and reassured that their interests are being protected from start to finish.

You act for a wide range of clients. Does your approach change depending on the type of buyer or seller?

While the legal process may be similar, every client is different, and my approach is always bespoke depending on their individual needs. Some clients want a detailed understanding at every step, while others prefer to be contacted only when their input is required. I work with a broad range of people, including first-time buyers, families, investors, and high-net-worth individuals, and I adapt to their pace, expectations, and priorities. What remains consistent is my commitment to being proactive and responsive. Clients shouldn’t have to chase for updates, they can rely on me to keep them informed and supported throughout the transaction.

You also lead the Residential Property team at Laurus. What advice do you give to your team?

As Head of Department, my message to the team is that great service is built on consistency and accountability. Technical accuracy is a given but what distinguishes us is how we communicate and support our clients and introducers. That means being proactive, explaining legal issues clearly, and ensuring clients are never left chasing for updates. I encourage the team to pick up the phone, anticipate the next step, and approach every matter with the awareness that there’s a person, often with a significant life decision behind every transaction.

I also see it as my role to foster a strong culture of business development and relationship management. Everyone in the department should understand the commercial value of client care and see every matter as a chance to build long-term trust with all parties involved.

You are particularly well known among estate agents across London. Why do you think you have built that reputation?

I’ve built a longstanding client base by being consistent, responsive, and solutions focused, I apply the same approach when working with estate agents. I understand how invested they are in their clients and how much rides on timing and communication. Agents know they can reach me directly, get a straight answer, and trust that I’ll keep them informed every step of the way whilst maintaining my client’s instructions. If there’s an issue, I flag it early with all parties to discuss options to resolve. That kind of transparent, proactive communication builds trust with my client and referrers.

Likewise, I encourage my team to view agents not as external parties, but as part of the wider transaction team. A collaborative mindset makes a huge difference to getting deals over the line efficiently and with minimal stress for everyone involved which ensures a high standard client experience.

How do you help clients feel less stressed about the process?

Communication is key. It is not just about what you say, but how you say it and when. When timelines shift or pressure builds, I aim to provide reassurance by staying proactive and focused. There’s often a lot happening behind the scenes in a transaction, and clients feel more at ease when they know I’m anticipating issues, managing progress, and thinking ahead on their behalf. That level of oversight helps turn what can be a stressful process into a more controlled and confident experience.

You have handled a number of high-value and time-sensitive matters. What helps keep those on track?

It comes down to speed, clarity, and collaboration. When there’s significant value or tight deadlines involved, it’s essential to act decisively, and communicate clearly about what’s needed and by when. Over the years, I’ve built strong relationships with estate agents, brokers, and other key professionals who understand how I work. That mutual trust and shared urgency means we can move quickly and efficiently, without compromising on detail. It’s that combination of responsiveness and coordination that keeps transactions on track.

What should someone look for when choosing a property lawyer?

Choose a lawyer who combines technical expertise with clear communication. It’s important to have someone who not only understands the legal complexities but also takes the time to guide you through the process with clarity and confidence. A strong property lawyer treats your move as a priority, keeping you updated, giving honest, practical advice, and making sure you’re never navigating it alone. That level of service can make all the difference in what is often one of life’s most significant transaction.

What do you enjoy most about your work?

Helping clients reach completion day with as little stress as possible is one of the most rewarding parts of my role. Whether it’s a first-time buyer taking a big step or someone selling a much-loved home, it’s a privilege to guide them through such a meaningful transaction. I also value the strong relationships I’ve built with introducers over the years. There’s a real sense of shared purpose and teamwork when working together to deliver a smooth, positive experience for the client.
